Two small additions head to the Zoning Administrator: a den bump-out on William Avenue and a remodel on Riviera Circle

At 106 William Avenue, architect Geoff Butler, on behalf of owner the John A. Glass Family Trust, is asking for Design Review and a Floor Area Exception to remove a trellis and its framing on the east side of the house and build a 90-square-foot flat-roof addition at the first floor, extending the den about six feet east to line up with the existing garage wall. The lot is 6,430 square feet, and the house already sits at 2,892 square feet, or 45 percent floor area ratio; the addition would push it to 2,984 square feet, or 46.4 percent — the reason the exception is on the table.

At 426 Riviera Circle, applicant Steven Bugge is seeking Design Review for an 87-square-foot first- and second-story addition tied to a significant remodel of the residence, plus new landscaping. That lot is far larger at 18,900 square feet, and the floor area math is correspondingly modest: 3,285 square feet existing, 3,372 proposed, moving the FAR from 0.17 to 0.18.

Both items are noticed as public hearings. No staff recommendation is posted on the agenda for either project. The Zoning Administrator will also take up approval of the May 14, 2025 meeting minutes.
