Second-story addition at 16 Traxler Road comes with a stack of variance requests

The Planning Commission will take up a design review application at 16 Traxler Road for a second-story addition that mostly stays within the home's existing footprint, with a small extension out front meant to square off the building's front wall into a cleaner rectilinear shape.

Getting there requires the commission to sign off on five separate variances: a two-foot five-inch interior side setback where eight feet is required, a nineteen-foot seven-inch front setback at the northwest corner against the required twenty feet, a parking space that would sit within a one-foot seven-inch interior side setback instead of the required eight feet, and only two on-site parking spaces where the code calls for three.

The project has been deemed categorically exempt from further environmental review under CEQA's 'Existing Facilities' exemption, meaning the commission's discussion Monday will center on the design and the variance findings rather than environmental impacts.

No staff recommendation or public comment has been posted yet; the hearing is the first public airing of the proposal.
