Reworked home design at 400 Oakdale Avenue heads back to Planning Commission

At 400 Oakdale Avenue, an applicant is seeking Design Review and a Variance to tear down the existing one-story house and build a 3,046 square foot two-story residence with an attached one-car garage, a new driveway, walkways, fencing, landscaping, and a swimming pool. An 800 square foot detached ADU is also part of the project but won't be reviewed under Design Review, per state law and the Town's ADU ordinance.

The Variance request would let the required second, uncovered parking space sit in the street side yard setback, in tandem with the covered space — the only standard the project doesn't meet outright in the R-1 Medium Density Residential zone.

This isn't the project's first trip to the Commission: it was heard without action in October 2024 and again in September 2025. Since last fall's hearing, the applicant shifted the house's footprint toward the rear, or north, property line and put up revised story poles to show the new silhouette.

Staff finds the project exempt from further environmental review under a CEQA Class 3 categorical exemption. The Commission takes it up again on August 25.
