Second-story addition seeks tight side-setback variance
At 231 San Francisco Blvd., the property owner is asking the Planning Commission for design review approval and a variance to add a second story to the house, which sits on an R-1 lot below 150 feet MSL.
The project as proposed would also bring the addition to within four feet of the southwest interior side property line, where town code normally requires an eight-foot setback — effectively asking for half the usual buffer.
The hearing is one of two variance requests on the Commission's October 19 agenda; no staff recommendation or neighbor comment was included in the published agenda materials.

Garage rebuild would keep one-foot side setback intact
The owner at 195 The Alameda wants to tear down an existing detached garage and replace it with an attached garage, but the new structure would keep the same tight one-foot setback from the north interior side property line — far short of the eight feet normally required in the R-1 district.
Because the replacement structure would preserve, rather than worsen, the existing non-conforming setback, the request may draw less scrutiny than a project that newly encroaches on a neighbor's line. Still, it requires a formal variance from the Commission.
No staff recommendation or public comment was included in the agenda packet ahead of the hearing.
